If buying from a new home builder do I really need ... - Zillow Real ...

If you have done this before and were happy with your outcome then you may not need a Realtor.

There are a lot of details that go into building a home or even buying a spec.? Remember that the salesperson at the model represents the seller.? They are well trained to attain the highest amount for the builder.

A Realtor's role is not just to negotiate the price but a lot of details go into it.

I bet that the builder is offering the 3% closing costs IF you use their lender right?? Also, your question raised a flag with me because nobody can pay your downpayment unless it's a gift from a blood relative.? It should come from your savings, 401K, goverment grant etc. but never from the builder.? It seems that there is already a misunderstanding right there.

If you're buying for the first time, you really need someone on your side to guide you step by step.? You need that peace of mind and you're not even the one paying for it.? Get a buyer's agent.
